A change of zero leaves the weekend adjustment at 0% and the Friday and Saturday rate at $0.00. Revenue, net, ADR, and RevPAR do not change. Occupancy does not change, because the night counts stay as entered. How to set different weekday and weekend prices on Airbnb using your own numbers counts Friday and Saturday apart from the other nights. The window there is made up.
Compare weekday and Friday-Saturday revenue, ADR, occupancy, RevPAR, and net from rates, nights, and costs you enter, then see the effect of changing the weekend adjustment.
How this is calculated
Opening this page adds an anonymous count. The count does not include what you type.
Core formula
revenue = nightly rate × booked nights; occupancy = booked ÷ available; ADR = revenue ÷ booked; RevPAR = revenue ÷ available; net = revenue − platform fee − per-night costs Assumptions
- Weekdays are the nights you count outside Friday and Saturday. Weekends are Friday and Saturday. You type both counts for a period you choose. This page does not build a calendar, and it does not look up bookings.
- Money inputs are clamped at zero. A negative amount or a non-numeric amount becomes zero, then each amount is rounded half up to the nearest hundredth. Night counts use the same clamp and rounding. Occupancy and the platform fee are percents, clamped to 0–100, then rounded half up to the nearest hundredth. A figure that cannot be stored as a safe count makes the result unavailable.
- Two nightly rates use the weekday rate and the Friday and Saturday rate you type. A base rate plus a weekend adjustment uses the base as the weekday rate. The weekend rate is that base times one plus the adjustment percent, rounded half up to the nearest hundredth. The other rate fields are not used.
- Booked nights are the counts you type, or nights available times the occupancy percent, rounded half up to the nearest hundredth. The unused pair is ignored. Revenue for a slice is the nightly rate times booked nights, rounded half up. The platform fee is that revenue times the fee percent, rounded half up. Per-night costs are the cost per booked night times booked nights, rounded half up. Net is revenue minus the fee minus those costs.
- Occupancy is booked nights divided by nights available. ADR is revenue divided by booked nights. RevPAR is revenue divided by nights available. When both counts are above zero, RevPAR also equals ADR times occupancy. The page uses revenue divided by nights available. Blended ADR, occupancy, and RevPAR use the summed nights and the summed revenue. Totals of money are the sums of the rounded slice amounts.
- Occupancy and RevPAR are unavailable when nights available round to zero. ADR is unavailable when booked nights round to zero. Nothing is divided by zero. Booked nights higher than nights available are still used. The page says the booked count is higher. It does not lower either count.
- An adjustment of -100% sets the Friday and Saturday rate to zero. Below -100% makes that rate unavailable. An absolute adjustment above 1,000% makes it unavailable. 1,000 is a limit on the number, not a forecast. In two-rate mode the adjustment is the weekend rate divided by the weekday rate, minus one. It is rounded half up to the nearest hundredth of a percent. It labels the what-if and does not replace the weekend rate you typed. When the weekday rate is zero and the weekend rate is above zero, that adjustment is unavailable.
- The what-if adds the change you type, in percentage points, to the weekend adjustment. +10 on 20% makes 30%. The new Friday and Saturday rate is the weekday rate times one plus the new adjustment. Weekday nights, booked nights, the fee, and the per-night cost stay as entered, so occupancy does not change. A change of zero leaves revenue, net, ADR, and RevPAR unchanged. A change outside -1,000 to 1,000, a new adjustment outside that range, or a new rate below zero leaves the estimate as entered and marks the what-if unavailable.
- Airbnb's weekend pricing setting applies to Friday and Saturday nights. The weekend adjustment help page, checked on 28 October 2026, says you can set that adjustment from -50% to +50% of the base price, that 0% returns those nights to the default nightly price, and that a custom price overrides the adjustment (https://www.airbnb.com/help/article/512). This calculator uses the percent you type. It does not apply the -50% to +50% limit, and it does not look up a suggested percent or similar listings.

Type a weekday nightly rate and a Friday and Saturday rate, or a base rate and a weekend adjustment. Type the nights available in the period you chose, then the booked nights or an occupancy percent for each slice. A per-night cost and a platform fee are optional and start at zero. The what-if adds percentage points to the weekend adjustment. The figures stay in this browser. This is a planning estimate, not financial, tax, legal, or pricing advice.
How to set different weekday and weekend prices on Airbnb using your own numbers counts Friday and Saturday apart from the other nights. The window there is made up. Airbnb's weekend adjustment help page, checked on 28 October 2026, says that setting changes Friday and Saturday and can be set from -50% to +50% of the base price. For one rate across a whole planning month, use the nightly price calculator. The seasonality calculator splits a year into months or seasons you name. The occupancy calculator divides nights and room revenue you already have. This page does not send these figures to those tools.

Questions
Does this use a market rate or a suggested weekend premium?
No. Rates, night counts, occupancy, the per-night cost, and the platform fee start at zero. A zero is empty, not a suggested rate. The tool does not look up listings, a calendar, or a weekend premium.
Which nights are the weekend?
Friday and Saturday. That is the pair Airbnb's weekend adjustment changes. The weekend adjustment help page, checked on 28 October 2026, says the adjustment can be set from -50% to +50% of the base price (https://www.airbnb.com/help/article/512). This calculator does not apply that limit. The weekday slice is the other nights you count. You type both counts. The page does not build the calendar.
How are revenue, ADR, occupancy, and RevPAR calculated?
Revenue is the nightly rate times booked nights. Occupancy is booked nights divided by nights available. ADR is revenue divided by booked nights. RevPAR is revenue divided by nights available, which is ADR times occupancy when both counts are above zero. The blended figures use both slices together. Each slice is also shown on its own.
What does the weekend adjustment what-if change?
It adds the percentage points you type to the weekend adjustment and reprices Friday and Saturday from the weekday rate. +10 on an adjustment of 20% makes 30%. Weekday nights and the night counts stay as entered, so occupancy does not change. A change of zero leaves the totals unchanged. A new rate below zero is not applied.
What do the platform fee and the per-night cost do?
The fee is a percent of nightly revenue. The per-night cost is multiplied by booked nights. Net is revenue minus the fee minus that cost. Both start at zero. The fee is not a published Airbnb percent, and the cost is not a fee you charge a guest. Income tax is not calculated.
Can I use another currency?
Yes. Choose USD, EUR, GBP, CAD, AUD, or DOP, then enter amounts in that currency. The selector changes labels and formatting only. It does not convert exchange rates.
