Airbnb fee calculator

Estimate what a guest pays, what Airbnb keeps, and your payout under a split fee or a host-only fee.

Inputs stay on this device

The starting host fees are the figures Airbnb states for most hosts: 3% on the split fee and 15.5% on the host-only fee. The guest fee starts at 14.1%, the low end of the 14.1% to 16.5% range on the same page, because Airbnb does not publish one typical guest rate. Source: https://www.airbnb.com/help/article/1857, checked on 26 October 2026. Fees vary by listing, region, and policy. Confirm the percentages in your Airbnb account. This is a planning estimate. It is not tax or legal advice, and it is not Airbnb's calculation for a reservation. Airbnb host service fees explained summarizes that help page, and How to set an Airbnb cleaning fee shows where a cleaning fee sits in the same math. How to set an Airbnb nightly price from your costs builds a nightly rate from costs and a host fee, then reads one made-up stay here. How to estimate Airbnb ROI and break-even uses one stay like this inside an annual return and a break-even example.

Fee structure for the main result

The comparison below always shows both. The main result starts on the host-only fee because Airbnb's help page says home hosts are moving to that single fee.

Method

What the result means

Core formula

host payout = (nightly rate × nights + cleaning fee + other host fees) - host service fee
  • The booking subtotal is the nightly rate multiplied by the number of nights, plus the cleaning fee and other host-charged fees.
  • Taxes you enter are added to the guest total. They are excluded from the booking subtotal, from both service fees, and from the host payout.
  • Under the split fee, the host payout is the booking subtotal minus the host percentage, and the guest pays the booking subtotal plus the guest percentage. Under the host-only fee, the guest service fee is zero and the host pays the single percentage.
  • Each money result rounds half up, away from zero, to the nearest hundredth. Per-night amounts divide the stay figures by the number of nights and then use that same rounding.
  • A cleaning fee of zero leaves that part of the subtotal at zero. Zero nights still produces stay totals, and the per-night breakdown stays unavailable.

These are planning estimates, not financial, tax, legal, or market advice. Test conservative scenarios and verify important assumptions independently.

Questions

Before you use the result

Does this match the payout in my Airbnb account?

This is an estimate from the amounts and percentages you enter. It does not connect to Airbnb. A reservation can differ because of discounts, coupons, co-host splits, currency conversion, VAT already included in the fee you see, and the way Airbnb rounds. Confirm the service fee on the reservation in your Airbnb account.

Where do the starting percentages come from?

They come from Airbnb's service-fee help page at https://www.airbnb.com/help/article/1857, checked on 26 October 2026. That page says most hosts pay 3% under the split fee and 15.5% under the single fee, which this tool calls the host-only fee. It states a guest service fee range of 14.1% to 16.5% and does not publish one typical guest rate, so the guest field starts at 14.1%, the low end of that range. Fees vary by listing, region, and policy. You can edit every percentage.

How are the cleaning fee and taxes treated?

The cleaning fee and other host-charged fees are included in the booking subtotal, and the service-fee percentages apply to that subtotal. Taxes you enter are added to the guest total only. They are left out of the service-fee base and out of the host payout in this estimate. This page does not give tax or legal advice.

What is the difference between a split fee and a host-only fee?

Under the split fee, the host percentage is deducted from your payout and the guest pays a separate service fee. Under the host-only fee, you pay one percentage and this estimate sets the guest service fee to zero. Airbnb calls the host-only structure the single fee. The Airbnb help page says the split fee is being phased out for home hosts and that many hosts are required to use the single fee. The comparison uses the percentages entered above.

Why can the per-night amounts miss the stay total?

Each per-night amount divides a stay figure by the number of nights and rounds to the nearest hundredth of the currency unit. Multiplying those rounded amounts by the number of nights can miss the stay total by a small amount. The per-night breakdown is unavailable when the number of nights is zero.
