Method

What the result means

Core formula

months to break even = upfront investment ÷ monthly operating profit
  • Monthly booked nights use 365 ÷ 12 multiplied by the occupancy percentage.
  • Monthly operating profit is revenue minus fixed costs and per-booked-night costs.
  • Break-even time divides the upfront investment by positive monthly operating profit.
  • The estimate assumes stable rates and costs, so seasonal properties should test several scenarios.

These are planning estimates, not financial, tax, legal, or market advice. Test conservative scenarios and verify important assumptions independently.

Questions

Before you use the result

What should count as upfront investment?

Use the cash amount you specifically want rental operations to recover, such as furniture, renovation, setup, closing costs, or a down payment. Be consistent when comparing properties.

Why does the result say break-even is not reachable?

The entered monthly revenue is less than or equal to fixed and variable costs. Increase the rate or occupancy assumption only if the market supports it; otherwise reduce costs or reconsider the scenario.

Does this include appreciation or mortgage principal?

No. This is a cash operating break-even estimate. It does not value property appreciation, equity created by principal payments, taxes, or sale proceeds.

How do I handle a seasonal market?

Run separate low, shoulder, and peak-season scenarios. A single annual occupancy average can hide months with negative cash flow.

Can I use another currency?

Yes. Choose USD, EUR, GBP, CAD, AUD, or DOP in the calculator, then keep all money inputs in that currency. No exchange-rate conversion is performed.
