RevPAR is room revenue divided by nights available. ADR is room revenue divided by nights booked. How to calculate your Airbnb occupancy rate, ADR and RevPAR counts blocked nights and nights you use yourself. The calendar there is made up.
Calculate occupancy, ADR, and RevPAR from nights available, nights booked, and room revenue you enter, and compare a second period if you want.
How this is calculated
Opening this page adds an anonymous count. The count does not include what you type.
Core formula
occupancy = nights booked ÷ nights available; ADR = room revenue ÷ nights booked; RevPAR = room revenue ÷ nights available = ADR × occupancy Assumptions
- Nights and room revenue are clamped at zero. A negative amount or a non-numeric amount becomes zero. Each night count and the room revenue are then rounded half up to the nearest hundredth. A figure that cannot be stored as a safe count makes that period unavailable.
- Occupancy is nights booked divided by nights available. ADR is room revenue divided by nights booked. RevPAR is room revenue divided by nights available. When both night counts are above zero, RevPAR also equals ADR times occupancy. The page uses the revenue divided by nights available. The product matches that quotient before the page rounds a figure for display.
- Occupancy and RevPAR are unavailable when nights available round to zero. ADR is unavailable when nights booked round to zero. Nothing is divided by zero. Occupancy is zero when nights available are above zero and nights booked are zero. RevPAR is still room revenue divided by nights available in that case, and it is zero when that revenue is also zero.
- When nights booked are higher than nights available, and nights available are above zero, the three figures are still calculated. The page says the booked count is higher. It does not lower either count. Room revenue above zero with zero booked nights leaves ADR unavailable and still divides that revenue into RevPAR when nights available are above zero.
- A period name is a label of at most 40 characters. It does not change the math. A blank name is shown as "This period" or "Comparison". The second period stays off until you turn it on. The change is the second period minus the first: occupancy in percentage points, ADR, and RevPAR. A change is unavailable when either side of that figure is unavailable. Money may be shown to the nearest hundredth, and occupancy to the nearest thousandth of a percent. That display is not part of the formula.
Planning estimate. These figures are not financial, tax, legal, or market advice. Test a conservative scenario and verify important assumptions yourself.
Type the nights available, the nights booked, and the room revenue for one period. Each one starts at zero. Occupancy divides booked nights by available nights. ADR divides room revenue by booked nights. RevPAR divides room revenue by available nights, which is ADR times occupancy when both counts are above zero. A second period is optional. The figures stay in this browser. This is a planning estimate, not financial, tax, legal, or pricing advice.
How to calculate your Airbnb occupancy rate, ADR and RevPAR is the count behind these three figures, including blocked nights and nights you use yourself. The calendar there is made up. For a year at one rate, type an occupancy percent and a nightly rate into the ROI calculator or the break-even calculator. The nightly price calculator solves a nightly rate from costs you enter. It does not read RevPAR. The seasonality calculator splits revenue across months or seasons you name. This page does not send these figures to those tools.
Guides
- How to calculate your Airbnb occupancy rate, ADR and RevPAR
Occupancy is booked nights divided by the night count you choose. ADR is nightly revenue divided by booked nights. RevPAR is that revenue divided by the same night count. The calendar below is made up.

Questions
Does this use a market occupancy or a benchmark rate?
No. Nights available, nights booked, and room revenue start at zero. A zero is empty, not a suggested occupancy or rate. The tool does not look up listings, calendars, or a benchmark ADR or RevPAR.
How is occupancy calculated?
Occupancy is nights booked divided by nights available. It is shown as a percent. It is unavailable when nights available are zero, because that division is not performed. It can be above 100% when nights booked are higher than nights available. The page does not lower the booked count to fit.
How are ADR and RevPAR calculated?
ADR is room revenue divided by nights booked. It is unavailable when nights booked are zero. RevPAR is room revenue divided by nights available. It is unavailable when nights available are zero. When both counts are above zero, RevPAR also equals ADR times occupancy. The revenue is whatever you type. A cleaning fee or a host fee is included only when that amount is already in the revenue.
What happens when a count is zero?
Nights available of zero leave occupancy and RevPAR unavailable. Nights booked of zero leave ADR unavailable. The page does not divide by zero. If you also enter room revenue and no booked nights, RevPAR still uses that revenue when nights available are above zero, and the page says ADR is not available. A zero on every line is an empty form, not a result from a listing.
How does the comparison work?
Turn on a second period and enter its nights and room revenue. Each period uses the same three divisions. The change subtracts the first period from the second. Occupancy change is in percentage points. ADR and RevPAR changes are money. A change is unavailable when either period is missing that figure. While the second period is off, it is not calculated.
Can I use another currency?
Yes. Choose USD, EUR, GBP, CAD, AUD, or DOP, then enter room revenue in that currency. The selector changes labels and formatting only. It does not convert exchange rates.
