Nightly price calculator
Estimate a break-even nightly rate and the rate that meets a profit target, using only the costs and fees you enter.
The result uses only the numbers on this page. It is not a market rate, a comparable listing, or a price a booking platform publishes. Host-fee defaults match the Airbnb fee calculator: 15.5% on the host-only fee and 3% for the host share of the split fee. The guest fee starts at 14.1%, the low end of the 14.1% to 16.5% range, because Airbnb does not publish one typical guest rate. Each row keeps your costs, stay length, profit target, and host-only fee. It changes occupancy by 10 or 20 percentage points, and it drops levels outside 0 to 100 percent. The marked row is the occupancy you entered. These rows are not market occupancy, and the rates are not listing prices.

Turnover costs are included in the nightly rate here. A separate guest cleaning fee is not. The cleaning fee calculator builds that fee from labor and supplies, and the Airbnb fee calculator applies cent rounding to one stay. The break-even calculator estimates how long an upfront investment takes to recover at a nightly rate you already have. How to set an Airbnb nightly price from your costs walks through a made-up cost-plus-margin example on this page and in the fee calculator. How to estimate Airbnb ROI and break-even walks through this rate together with the fee, ROI, and break-even calculators. The figures there are an illustrative example.
What the result means
Core formula
target nightly rate = required host payout per booked night ÷ (1 − host fee rate) - Monthly fixed costs add mortgage or rent, utilities, insurance, software, and any other monthly amount you enter. A month is 365 ÷ 12 days, the same month as the break-even calculator. Booked nights above that are treated as a full month.
- Per-stay costs add cleaning, laundry, supplies, and other turnover amounts, then divide by the average nights per stay. That amount is added to the fixed cost carried by each booked night.
- The host keeps 1 minus the host fee rate of the nightly rate. The break-even nightly rate is the cost per booked night divided by that share. At break-even, operating profit is zero.
- For a margin below 100%, the required host payout is the cost per booked night divided by 1 minus the margin. For a monthly profit target, the required payout is the cost per booked night plus that profit divided by booked nights. The target nightly rate divides the required payout by the host share.
- The guest fee changes what a guest pays on top of the nightly rate. It does not change either rate. The occupancy rows repeat your costs, stay length, target, and selected fee at 10 and 20 points around the occupancy you entered, inside 0 to 100 percent.
These are planning estimates, not financial, tax, legal, or market advice. Test conservative scenarios and verify important assumptions independently.
Before you use the result
Does this use market rates or comparable listings?
No. Both rates are calculated from the costs, occupancy, profit target, and fee percentages you enter on this page. The tool does not look up listings, demand, or a platform price. A guest may not book at the result.
What is the difference between the break-even rate and the target rate?
The break-even rate is the nightly rate at which the host payout equals the costs you entered, so operating profit is zero. The target rate is the nightly rate that also hits the margin or monthly profit you entered, after the host fee. A margin of zero, or a monthly profit of zero, makes the two rates the same.
Why do booked nights change the nightly rate?
Monthly fixed costs are divided by the booked nights you entered. Fewer booked nights give each night more of those costs, so both rates rise. Per-stay costs are divided by the average stay length instead. The occupancy table repeats your costs at 10 and 20 percentage points around the occupancy you entered. It is not a set of market occupancy rates.
How does the split fee differ from the host-only fee?
The nightly rate depends on the host fee. Under the split fee, that is the host percentage you enter, and the guest percentage is added on top of what a guest pays. Under the host-only fee, the guest percentage in this estimate is zero and the host percentage is the one you entered for that structure. Starting percentages match the Airbnb fee calculator, from https://www.airbnb.com/help/article/1857, checked on 26 October 2026. This page does not call Airbnb. A specific stay's cent rounding is left to that fee calculator.
Why is a rate missing?
There is no nightly rate when booked nights are zero, when a per-stay cost has an average stay length of zero, or when the host fee is 100% and the payout is zero at every rate. A margin of 100% or more has no target rate, because the payout would have to cover no costs. The break-even rate can still appear in that margin case. Amounts below zero are treated as zero.
Can I use another currency?
Yes. Choose USD, EUR, GBP, CAD, AUD, or DOP, then enter every amount in that currency. The selector changes labels and formatting only. It does not convert exchange rates.
